The administration of condominium buildings requires a professional specialized service, capable of responding effectively to the most diverse and complex issues that may appear.

SERVICES WE OFFER

Administration – The condominium administration carries out all tasks legally assigned to the administration.

Maintenance – All minor repairs in common areas will be handled.

Cleaning – We have a cleaning service for the buildings which we manage.

Gardening – Additionally we have a gardening service.

The administration of the condominium is assumed by the company that performs all the tasks that, by law, is the responsibility of the administrator, elected at the general assembly meeting of the building.

SERVICES PROVIDED:

Reception of the building

  • Data collection and archiving of all the condominium documents.

Other services

  • Requesting/Changing water and electricity-counters into the name of the condominium building;
  • Conclusion of contracts with partner-companies, single workers, or service providers;
  • Inspection and control of the services, done by partner-companies.

Administrative

  • Preparation of invitations;
  • Execution of the decisions taken in the buildings assembly meetings;
  • Elaboration of internal regulation of the condominium;
  • Writing protocols;
  • Preparation of protocols for the delegation of power of representation in the assembly of condominium;
  • Verification of existence of compulsory insurance by law;
  • Representation of the condominium with administrative and judicial authorities.

Finance and accounting

  • Request of tax number for the building;
  • Opening bank accounts, order and savings accounts, for the condominium;
  • Elaboration of the annual proposals;
  • Settlement of the condominium expenses;
  • Presentation of the necessary budget to carry out the operations and other tasks required for the conservation of common areas;
  • Elaboration of a list with the amount of contributions for all owners;
  • Issuance of receipts for the payments of the contributions;
  • Issuance of notices of debt;
  • Elaboration of balance sheets.

Payment methods

  • Payment by bank transfer;
  • Payment at the office with cash or cheque.

Safety

  • Verify compliance with compliance with security rules;
  • Verification of elevator inspection deadlines by the competent authorities;
  • Verify compliance with the inspection deadlines for canalization and gas, legally required.

Additional support

  • Clarification of doubts of the administration of the common areas;
  • Mediation of conflicts concerning common areas;
  • Juridical support.

MAINTENANCE

This plan contains a survey of the condominium’s facilities, carrying out the necessary repairs in the following areas:

CLEANING

We offer a cleaning service for the condominium buildings we manage.

This service is based on the specific knowledge of the needs of each building, both, in the use of the products, the criteria and ways to perform the cleaning.

A cleaning schedule is carried out in each building, always including small details such as exterior cleaning of doors, mailboxes, ashtrays, intercommunication panel buttons, ceilings, walls, among others.

LARGE REPAIRS AND CONSTRUCTION WORKS

  • Depending on the request by the owner, we can schedule with our own specialized team (painter, bricklayer, electrician, plumber) or through a subcontracted company.
